  1. Correct sourcing is the most important aspect of any property development business and can be the most expensive to put right afterwards. No matter how much we try to cut costs on construction, a poor decision to buy will always result in a troubled construction phase, a constant battle with costs and a troubled and extended sales process ending in either negligible profits or even losses.
  2. Even if we rely on well known firms of professionals such as solicitors, planners, architects, engineers, surveyors, project managers etc or even the less professional Runners and Brokers offering, illegally free services, these all provide fee based services and as such their main interest is in driving the project forward and rarely are they going to advise against a project as their financial interests pull in the opposite direction. The majority of these firms charge fees so they have little incentive to reduce costs wherever possible. Their interests are to secure the deal and thereby their fees, maximise costs limited only by the restrictions placed by their insurance liability clauses.
  3. The most important step is to acknowledge that sourcing the deal is the hardest and most important step in the whole process. This means that we only approach a well
    known and respected sourcing agent who will become our “Retained Agent”. This Agent is Retained and paid by us.
  4. No matter where the deal comes from all deals will be passed to our “Retained-Agent”. The Retained Agent should be considered as your employee. His fees will total less than 0.005% of a typical deal cost yet his expertise and knowledge of the market and background to a deal can save you hundreds in not millions,

What is the seller’s background and is his bank pressing for repayment?
